General Gordon Hotel

The General Gordon Hotel was an existing 2-storey pub and hotel next to Sydenham train station. Anthony Vavayis and Associates were first engaged by Rohrig under a D&C contract to provide architectural design services for a 2-stage alteration of the existing gaming room and bistro areas.

I commenced working on the project during the construction documentation stage, where I played a main role in producing construction documentation. Unfortunately, a fire broke out on site after the builder has commenced on site and destroyed the building with the exception of most of the original facade.

A new/amended D&C contract between the Client and Builder was signed for restoration and rebuilding the hotel. This includes the hospitality fit-out to the 2nd storey. AVA continued their role as architect and designer for the Builder with the expanded scope of work.

I prepared the documentation required for a Repair Order for submission to council. The Repair Order had to identify extant structural items to be restored back to the original state. New fire-rated steel structure designed to current NCC requirements is erected to support the surviving brick façade, accounting for loading requirements for new roof and floor structure.

Simultaneously, I prepared a Section 4.55 submission based on the existing approved DA, as well as a new DA for works associated with the damaged portion of the building not covered under the approved DA and the Repair Order, keeping in mind the importance of understanding the information shown on each set of plans conveyed the correct scope of works relevant to each submission.

My involvement with the project concluded with the completion of the construction certificate documents.
